Living in Brentwood, Los Angeles: A Neighborhood Guide

Brentwood is one of the Westside’s most sought-after neighborhoods, combining spacious lots and canyon privacy with a village feel, close to the beach.

The Pockets of Brentwood

  • Brentwood Park: Tree-lined streets and wide, flat lots with classic and newly built estates.

  • Mandeville Canyon: Larger lots and a rural feel north of Sunset.

  • Kenter and Bundy Canyons: Quiet hillside streets close to local schools.

  • Crestwood Hills: Mid-century modern homes, many designed by architect A. Quincy Jones.

  • South of San Vicente: Walkable streets near the Country Mart and Santa Monica border.

Daily Life

The Brentwood Country Mart on 26th Street is a neighborhood gathering spot for coffee, shopping and weekend mornings. Its red barns and courtyard are home to a mix of local favorites and sought-after boutiques:

  • Coffee and dining: Caffe Luxxe for coffee, Farmshop for brunch and fresh pastries, Reddi Chick BBQ for a casual lunch and Sweet Rose Creamery for ice cream.

  • Fashion: Jenni Kayne, James Perse, Dôen, Sézane and Clare V.

  • Home and gifts: Hudson Grace, Jenni Kayne Home and Sugar Paper.

  • Family favorites: Diesel, a Bookstore, Toy Crazy and children’s boutique Poppy Store.

Beyond the Mart, San Vicente Boulevard’s grassy median is a favorite running route. The Getty Center sits on the hill above, with canyon trails and the beach nearby.

Schools

Local options include private schools such as Brentwood School and The Archer School for Girls, along with public schools such as Kenter Canyon Elementary. Always confirm school boundaries for a specific address.

What Buyers Should Know

  • Land is the value. Flat, usable lots are scarce, making the land itself a major part of a property’s appeal.

  • Measure ULA applies. Brentwood is within the City of Los Angeles, where qualifying higher-priced sales are subject to an additional transfer tax.

  • Insurance matters. Parts of Brentwood, particularly the canyons, are in high fire-risk zones. Get insurance quotes early in escrow.
